Getting a Sweet Deal CLASSIC is as easy as these simple steps!


Step 1: Make sure you've got all  your questions answered. Read the FAQs or Book an Appointment to speak with the Sweet Deal team. 


Step 2: Download the Investor Info form. Submit the completed form by email to info@sweetsuitehome.com.


Step 3: Within 48 hours, the Sweet Team will prepare a loan agreement for your review and signature. 


Step 4: Fund the loan. Instructions for loan funding will be provided once the loan agreement paperwork is complete.


Step 5: Celebrate your newest investment, and join lenders from all across Canada who say: I GOT A SWEET DEAL™!!

I WANT A SWEET DEAL SECURED! WHAT ARE THE NEXT STEPS?

Getting a Sweet Deal SECURED  is a little more involved, but don't worry - we'll hold your hand through it all!


Step 1: Make sure you've got all  your questions answered. Read the FAQs or Book an Appointment to speak with the Sweet Deal team. 


Step 2: Download the Investor Info form. Submit the completed form by email to info@sweetsuitehome.com.


Step 3: Next you'll be asked to review and sign a number of documents including Declaration of Investor status, Risk Acknowledgement, and subscription documentments.  


Step 4: Fund the investment. We work with Olympia Trust. Specific instructions for funding will be provided once the subscription paperwork is complete.


Step 5: Celebrate your newest investment, and join lenders from all across Canada who say: I GOT A SWEET DEAL™!!

Frequently Asked Questions

Q:  What  is  my  return?    

A:  Sweet Deal CLASSIC: 15%  annualized  interest  calculated  monthly.

A: Sweet Deal SECURED: 10.25% annualized interest calculated monthly.


Q:  How  is  interest  paid?  

A:  Sweet Deal CLASSIC: Interest  is  paid  as  a  lump  sum  at  the  end  of  the  loan.  However,  if  you  are  a  student  or  recent  graduate,  or  if  you  choose  to  lend  $50,000  or  more,  you  may  request  to  have  the  interest  paid  to you monthly.

A: Sweet Deal SECURED: Interest is paid as a lump sum at the end of the term.


Q:  When  do  I  get  my  money  back?  

A:  Sweet Deal CLASSIC: You get your money back at the end of the one-year term. You will be offered the option to re-invest your loan.

A: Sweet Deal SECURED: You get your money back with interest at the end of the 3-year term (possibility of extension for one additional year).


Q:  What  is  my  security?  

A:  Sweet Deal CLASSIC: This  is   an  “unsecured”  loan.  That's  why  we  pay such high interest. However,  for  your  protection,  we  both sign  a  legal  Loan  Agreement.  

A: Sweet Deal SECURED: Your investment is secured in second position against the project land. There will be times in the project where the total debt may exceed 100% LTV.


Q: What is your default rate?

A: Sweet Suite Home Builds Inc has never defaulted on a loan. Furthermore, Sweet Suite Home Builds Inc has never been late or missed an interest payment.


Q:  Do  I  have  to  pay  tax?  

A:  Sweet Deal CLASSIC: Yes,  interest income from any source is taxable, and Sweet Deals Classic are no exception.  T5-slips  are  sent  annually in February.

A: Sweet Deal SECURED: That depends. Non-registered cash investments will be taxed. Registered investments will grow tax-free, but subject to being taxed when removed from the registered plan. TFSA investments will grow tax-free. You should consult a professional tax specialist before making any investment to determine the tax implications specific to your investment.


Q:  What  is  the  minimum  loan  amount?  Is there a maximum amount?

A:  Sweet Deal CLASSIC: $5,000 is the minimum loan amount. While there is no fixed maximum, please speak directly with Ken or Laurie May if you wish to invest an amount greater than $150,000.

A: Sweet Deal SECURED: $5,000 is the minimum investment, however, you can combine accounts belonging to the same registered investor to achieve the threshold. A minimum of $500 is required for each account. The maximum investment is determined by your Investor Status as defined by your province of residence. You will be required to complete paperwork to declare your investor status. (Dont worry - we will make this as painless as possible)


Q: Do I need to be an accredited investor?

A: Sweet Deal CLASSIC: No, you do not need to be an accredited investor. 

A: Sweet Deal SECURED: No, you do not need to be an accredited investor, however, the maximum you can invest will be determined by your investor status. 


Q:  Can  I  lend  through  my  corporation?

A:  Yes. 


Q:  Do  you  accept  RRSPs?  

A:  Sweet Deal CLASSIC: No,  only  cash  loans  can  be  accepted  for  Sweet  Deals Classic. 

A: Sweet Deal Secured: Yes. You can invest funds from registered accounts such as RRSP, RESP, LIRA, RRIF or TFSA. Non-registered funds (aka Cash) are also eligible. 


Q:  When  is  the  next  opportunity  to  get  a  Sweet  Deal?  

A:  Sweet Deal CLASSIC: Sweet  Deals  are  available  on  the  1st  of  the  month!  They  fill-up  quickly,  though,  so  be  sure  to  speak  with the team  if  you’d  like  to  get  your  money  working  on  the  next  Sweet  Deal.

A: Sweet Deals SECURED: Offerings will be periodic in nature. The first round is anticipated to close mid-June. Closing dates for any subsequent rounds will be announced as soon as they are available.
